Mission:
To provide my clients with a detailed, thorough and accurate development assessment which will help determine their project’s viability regardless of geographic location. Bernahl Development Services LLC (“BDS”) will assess jurisdictions and local concerns while successfully navigating the maze of zoning, planning and permitting approval processes on projects nationwide.
Purpose:
To help my clients to better understand the land development process and the importance of identifying risks early in their schedule to avoid unnecessary costs and/or delays.
To provide detailed and thorough project management and oversight during every phase of a project life cycle of the land development process. From site plan to project close out, BDS will oversee the project team to maintain deliverable(s), project milestones and grand opening dates.
To consistently provide quality and accurate development assessments to my clients. These assessments will provide a detailed schedule and development “road map” to guide them through the entitlement process. As well as outline a comprehensive permit strategy to help navigate the site and building permits processes for each project. Lastly, and importantly, a reliable partner, who gives my clients the peace of mind that their projects and schedules are being monitored and maintained.
Experience:
Projects and clients have included but are not limited to; national restaurant chains, big box stores, assisted living facilities, retail bank clients, mixed-use developments, commercial developers to even filing smaller residential permits (fence), etc. Project experiences include but are not limited to, thorough and detailed zoning code research, creating project schedules and budgets, overseeing consultants/project teams, coordinating with developer/landlord design professionals, filing municipal submissions and public/appearances presentations (as a representative for clients/owners) before Boards, Commissions and Councils for variances, site approvals nationwide. In addition, developing and implementing permitting strategies on commercial and retail projects to ensure success of a project and project team. Tracking and monitoring project permits including site, building and health to make sure permits are obtained in a timely manner. As well, working closely with general contractors by providing detailed utility coordination and project close out support.
